doc; as explained by Didier, they mean 'included in the SHON calculation' or 'included in the net floor area' and 'capable of inclusion in the SHON calculation'. Nice bit of jargonistic French!

For the English term I will let others decide, but in French "ventilation" in this meaning could be "répartition": computation of the amounts assigned to each category

I don't really see why you can't use 'breakdown' here, it certainly seems to be what they are talking about — if you look closely into exactly what SHON means (cf. several previous glossary entries), you can see why it might be important to differentiate private and communal floor areas on the basis of SHON / non-SHON, as that might lead to some quite significant discrepancies.

Remember how important these distinctions are in co-owned properties, where the divisions sometimes go down to 1/10,000th (of the total area).
