It would be "this lease agreement" if your quoted sentence is part of the lease agreement, "the lease agreement" otherwise.

For emphasis, you could try "null and void and without effect"--a phrase one sometimes sees.

Essentially, I have agreed with previous answerers. All I have done is to put my suggestion into some context.

The question of French conditional vs English "shall" is, I think, a matter of national style. The conditional would sound distinctly odd in English.
