French term

syndicats/Syndic

French to English Law/Patents Real Estate
The context is as follows:
"si les unités de propriété soumises aux présents statuts font l'objet de copropriété conformément à la loi du 10 juillet 1965,les copropriétaires composant chacun des syndicats sont représentés à l'Assemblée Générale par leur Syndic dûment mandaté à cet effet."

I do not believe that, in the above, "syndicats" refers to an association, but just to the two or more joint owners and that the "Syndic" refers to the one of them mandated to vote on behalf of the other(s). Can anybody confirm this, or show it to be wrong?

Discussion

B D Finch (asker) Jun 9, 2008:
Thanks everyone. In the end I went with "property joint ownership association" the first time with "joint ownership association" subsequently and just "Agent" for the "Syndic".

Thanks especially to Ariadne, nordiste and cdoubleutls for getting me off the wrong track. I eventually realised that there were a number of associations involved.
Claire Walker Jun 9, 2008:
I live in a 6 building residence in Fr. We have 2 home owners assns. There are 3 buildings under one "syndic" and 3 buildings under a second "syndic". Exterior communial spaces are under one "syndic". An example of multiple "syndic" for one complex:)
nordiste Jun 8, 2008:
I think there could be more than one owner's association if the building is very large (different staircases for instance).
see http://fr.wikipedia.org/wiki/Copropriété
B D Finch (asker) Jun 8, 2008:
Re nordiste's note: I was aware of the meaning you give, but would it be possible for there to be more than one syndicat of that description involved in management for joint owners in a single building, albeit a large one?
nordiste Jun 8, 2008:
a "syndic" is an agent in charge of the management of a building on behalf of all the joint owners of the flats ; the accounts have to approuved once a year during a fomal meeting of all the owners. Idem for every important decision.

syndicates / syndicate agent

'syndicate' is the received translation in Quebec ('condominium corporation' in Anglophone Canada) for the first term. Best just to describe the second term as its agent.

association of property owners

as already suggested, there could be more than 1 association in a large building. The different parts are then referred to as 'blocks'.
