I need to deal with a tricky one:

application.homepage=Return to homepage.
application.no.new.applications.description=You can still review your application but you cannot change it.

Unfortunately I have received this text in txt format. I don't know the original file format, I don't for which software it is. I know nothing.
I was thinking that perhaps it might exist a way to tell Studio to consider only the text after the = symbol and hide all code, but honestly I have no idea how to do it.

So, if you have any suggestion they would be so much appreciated.

I would suggest the following steps:

1. Copy all the contents into a Word .docx file and separate the codes and texts from "=" (replace all the symbols "=" with Tab or any other unusal symbols such as "~", "@"... to avoid mixing with the text) into different cells
2. Copy the separated contents (codes and texts) into different columns in a spreadsheet
3. Hide the columns with codes
4. Import the text into Studio and translate
5. Export into excel
6. Unh

8. Covert the table into text and separate the codes and texts using "replace with ="

If you have the original file (the TXT file, not just an SDLXLIFF file sent to you by the client), then I think this page might do for you:

Actually, there is another way to process text-based formats containing non-translatable text, using SDL Trados Studio:

1) Copy the text file contents to Microsoft Word.

Actually, there is another way to process text-based formats containing non-translatable text, using SDL Trados Studio:

1) Copy the text file contents to Microsoft Word.

2) Use Hide / Unhide Text tool in TransTools+ plug-in for Microsoft Word (http://www.translatortools.net/transtoolsplus-hideunhide.html).
This tool marks specific text using Hidden font attribute, which is ignored by Studio upon import. So, this "hidden" text will not be visible in Studio or it will appear as Studio tags.

Here is the workflow:

a) Open Hide / Unhide Text tool in TransTools+

b) Configure the tool:

Parameters of Hide / Unhide Text tool:
Scope: Entire document
What do you want to do? Hide specific text only
Hide text using: Hidden text attribute
Hiding options: Hide by text or regular expressions

Click Add button to add a new search expression to the list. All the occurrences of this search expression will be marked as hidden.

Parameters of search expression:
Mode: Regular expression (.NET)
Find what: ^[^=]+=

c) Click Hide Text button

d) Import into Studio and translate. Usually, whole paragraphs that are hidden will not be visible in translation editor, and partial contents of a paragraph that are hidden will be presented as tags in Studio.

e) Export translated document from Studio.

f) Unhide text - under What do you want to do choose "Unhide Everything", then click Unhide Text button.

g) Select all text and copy to text file.

You can use Hide / Unhide Text tool to process virtually any text-based format in Studio. I understand that in most cases you will need to create a regular expression which may be hard to compose. Actually, there is a number of forums where people will be happy to help you with creating a regular expression. And second, when you don't have a lot of non-translatable fragments to hide, you can just mark them with a specific font color or highlight color and use Hiding Options=Hide By Color option in Hide/Unhide Text tool to hide this text.
